Gránit Asset Management expands ZONE Retail Park in Budakeszi with 4,300 sqm development

ZONE expands in Budakeszi with 4,293 sqm of new retail space.

The ZONE Retail Park network, owned by the Magyar Posta Takarék Real Estate Investment Fund (MPTIA) and managed by Gránit Asset Management, is expanding with a newly built unit in Budakeszi. The development will provide 4,293 square metres of leasable space and will be located directly adjacent to the existing shopping park, on a currently undeveloped 15,858-square-metre site. It is the first new-build development under the ZONE brand since the nationwide integration of the portfolio earlier this year. The brands joining the new park will complement the existing offering and serve the everyday needs of people living in the surrounding area.

Construction started in the third quarter of 2026, with completion expected in October 2027. KREAL Services Kft. is the general contractor, while the project was designed by Aspectus Architect Zrt.

The concept builds on the established and reliable customer demand in the area: thanks to the existing ZONE Retail Park and the neighbouring retail units, the site is an integral part of the everyday routes of residents of Budakeszi and the Zsámbék Basin. The new building will accommodate brands and services that are currently not available in the town, expanding the offering for existing customers while also potentially increasing the site’s appeal to new visitors.

 

The performance of a retail park is fundamentally shaped by its immediate surroundings. In Budakeszi, this is an expansion of an established and well-functioning commercial hub, providing a particularly stable foundation for positioning the new unit. The development also creates an opportunity to establish an optimal, complementary tenant mix, allowing the two ZONE locations together to offer a more comprehensive retail experience,

Functionality and sustainability were key considerations throughout the design process. The new building and its surroundings will provide an easily accessible location tailored to everyday shopping needs. We are applying modern, environmentally conscious solutions: the project is expected to include a ground-source heating and cooling system with approximately 30 geothermal probes and a 200-panel solar array, as well as a rainwater collection and reuse system,

Following the 2026 integration of the former Park Center portfolio and the nationwide rebranding, the ZONE Retail Park brand is currently present in 19 cities and 20 locations, with nearly 150 stores and more than 50 Hungarian and international tenants, covering a total gross floor area of approximately 116,500 square metres. The Budakeszi development marks the next milestone in the continued expansion of the network.
