The acquisitions of the Equilibrium 1 and Equilibrium 2 office buildings have been awarded the “Investment Deal of the Year” at the SEE Real Estate Awards in Bucharest, bringing outstanding recognition to Gránit Asset Management.
The prestigious international recognition honours the most significant real estate transactions in the Southeast European property market.
According to the assessment by EuropaProperty, which presented the award, the two transactions not only represent the successful acquisition of premium-class office buildings in Bucharest, but also clearly reflect the region’s sustained attractiveness as an investment destination.

Gránit Asset Management acquired the two premium-class office buildings in Bucharest from the former owner, Skanska Commercial Development, thereby further strengthening its regional presence and international real estate portfolio. As a result of the investments, the entire Equilibrium complex is now owned by Gránit Asset Management’s public real estate fund, the Magyar Posta Takarék Real Estate Investment Fund, which has approximately 40,000 investors, ensuring long-term unified operation and stability.
This award is an important confirmation of the path we have embarked on. Gránit Asset Management aims to become a key player in the Central and Eastern European real estate market and to build a portfolio that creates long-term value for our investors. The Equilibrium transactions fit perfectly into our 5B Strategy, within which we are building a premium-quality office portfolio in Budapest, Bucharest, Belgrade, Vienna (Bécs in Hungarian), and Bratislava,
said Márton Oláh, board member of Gránit Asset Management.
The Equilibrium office complex is located in one of Bucharest’s fastest-developing business districts, the Floreasca–Barbu Văcărescu area, and offers a total of approximately 41,000 square meters of “A” class office space. The buildings meet high sustainability and technical standards, including LEED Platinum certification.
The Equilibrium complex offers an outstanding quality office environment, which is also confirmed by tenants. The near full occupancy of Equilibrium 1 clearly demonstrates the building’s attractiveness, while for Equilibrium 2 we are currently actively working to build a similarly strong tenant community. Our goal is to operate a long-term stable office complex providing high-quality services in one of Bucharest’s most dynamic business districts,
emphasized Theodora Veiber, Head of Real Estate Asset Management in Romania.
This recognition further reinforces Gránit Asset Management’s regional market position and strategic success: building an internationally competitive, high-quality real estate portfolio.
