The primary objectives of Gránit Asset Management’s office development program are to strengthen ESG efficiency, increase the building’s long-term value, and consciously develop the tenant experience. This ensures that Alkotás Point remains a defining, future-proof player in the Buda office market, simultaneously meeting sustainability standards and modern tenant expectations.
Located in the heart of District 12 in a prime location, the office building has operated with over 90% occupancy since its inception. It currently provides a modern working environment for 22 tenants and approximately 1,500 employees.
With the needs of tenants and employees in mind, the renovation that began in the first half of 2025 focused primarily on technical upgrades: the boilers and circulation pumps were replaced, LED lighting was installed in the parking lot, and the Parkl intelligent parking system was implemented to allow for on-site management and optimization of parking spaces.
In the third quarter, works began that brought visible changes for tenants:
- The lobby underwent a comprehensive transformation.
- Modern LED lighting was installed in common areas.
- The restrooms were fully refurbished.
- The building’s outdated liquid chiller was replaced with a modern, high-performance unit.
- The café was redesigned and expanded, and a new restaurant opened in the building.
These upgrades play a vital role in both providing daily convenience services and revitalizing community life. As a result of the technical improvements, the building’s energy efficiency rating moved to a more favourable category, confirming the professional and sustainability performance of the project. The renewed common areas offer a representative, modern appearance, enhancing the building’s prestige and contributing to high-quality working conditions.
