Erik Wafler, Senior Investment Manager at Gránit Asset Management, has been named one of the 50 Most Influential People on Romania’s Real Estate Market by Property Forum. This prestigious recognition highlights the focused and strategic work Erik has done in the field of regional real estate investment over the past years. One of the standout examples of his contribution is the successful acquisition of the Equilibrium 1 office building in Bucharest.

 

A strategic milestone

The Equilibrium 1 transaction closed in the spring of 2025, when the Gordiusz Private Equity Fund, managed by Gránit Asset Management, acquired the iconic property from Skanska. This acquisition was not just another asset added to the portfolio, but a key step in a deliberate regional expansion guided by Gránit’s 5B Strategy. This strategy focuses on building a sustainable, high-quality and long-term competitive office portfolio across the capital cities of Budapest, Bucharest, Belgrade, Vienna and Bratislava.

Erik has played a central role not only in implementing this strategy but in shaping it. With over 19 years of experience in the commercial real estate market, he joined the Gránit team in August 2023 and took on a key role in driving the growth of the international real estate portfolio from his very first year.

 

More than a transaction

In 2024, Gránit Asset Management invested approximately 150 million euros, not only in office buildings but also in industrial facilities and agricultural land. This reflects the diversity of investment strategies across the funds managed by the firm. The goal is clear: to build stable, thoughtful and long-term value across a wide range of asset types.

The acquisition of Equilibrium 1 exemplifies this approach. It is a fully let, energy-efficient, institutional-grade building located in the heart of Bucharest, offering both financial and strategic strength within the portfolio.
